## Can singles buy an HDB flat (Single Singapore Citizen Scheme)?

Under the Single Singapore Citizen (SSC) Scheme, unmarried or divorced Singapore citizens aged 35 and above can buy an HDB flat on their own. They can buy a new 2-room Flexi flat in any BTO project, or a resale flat of any type except 3Gen. Widowed or orphaned singles can buy resale flats from 21. A single buying a resale flat alone can get up to $115,000 in grants.

## Key facts

- **Who:** Singapore citizens who are unmarried, widowed or divorced
- **Age:** 35 or older; 21 or older for widowed or orphaned singles buying resale
- **New flats:** 2-room Flexi flats in Standard, Plus and Prime projects
- **Resale flats:** Any type except 3Gen; only 2-room for Prime flats
- **Income ceiling:** $8,000 for 2-room Flexi and resale 2-room Prime flats; $16,000 for resale Plus; none for resale Standard or unclassified
- **Grants (resale, buying alone):** Singles Grant $40,000 (2- to 4-room) or $25,000 (5-room), plus EHG of up to $60,000

## What singles can buy

Since the October 2024 sales exercise, singles have had more choice:

| Type | What singles can buy |
| --- | --- |
| New flat from HDB | 2-room Flexi flat in Standard, Plus or Prime projects |
| Resale Prime flat | 2-room only |
| Resale Standard, Plus or unclassified flat | Any type except 3Gen (up to 5-room if using CPF grants) |

## Grants for singles buying alone

| Grant | Amount |
| --- | --- |
| Singles Grant (resale, 2- to 4-room) | $40,000 |
| Singles Grant (resale, 5-room) | $25,000 |
| [EHG (Singles)](https://propertymeter.sg/glossary/ehg/), new or resale | Up to $60,000; income up to $4,500 a month |
| [Proximity Housing Grant](https://propertymeter.sg/glossary/phg/) (Singles), resale | $15,000 to live with parents, $10,000 to live within 4 km |

## Example

A single citizen aged 36, earning $4,000 a month, buys a 4-room resale Standard flat on her own. She can get the $40,000 Singles Grant and, depending on her income, an EHG (Singles). If the flat is within 4 km of her parents, she can add a $10,000 Proximity Housing Grant.

## Common mistakes

- **Applying for a BTO flat bigger than 2-room.** Singles buying new flats alone are limited to 2-room Flexi.
- **Buying a resale Prime flat bigger than 2-room.** Not allowed for singles.
- **Assuming resale flats have no income limit.** Grants and HDB loans still have income ceilings, even when the flat itself doesn't.

## Frequently asked questions

### Can two singles buy a flat together?

Seniors can also look at short-lease 2-room Flexi flats and Community Care Apartments, which have their own rules.
