Pipeline Supply

What is pipeline supply?

Pipeline supply is the number of homes in approved or planned projects that are under construction or not yet started. URA reports it every quarter. At the end of the 3rd quarter of 2026, about 57,200 private homes were in the pipeline, and about 32,800 unsold units could be launched for sale within one to two years.

How pipeline supply works

A home enters the pipeline once a project is approved or planned, and leaves it when the project is completed and joins the stock.

Example

You are thinking of buying a condo to rent out in a district where several large projects are under construction. Before you commit, you check URA’s pipeline by market segment. If many units in the same segment are due to complete around the same time, you can expect more competition for tenants when they reach TOP.

Common mistakes

  • Counting all pipeline units as unsold. Many are already sold; URA separates unsold units.
  • Ignoring timing. Supply due from 2029 matters less for a purchase completing in 2027.
  • Overlooking ECs. URA’s pipeline figures here include ECs.

Frequently asked questions

Where does pipeline supply come from?

From private housing projects at every stage before completion, including sites sold through Government Land Sales and older sites being redeveloped, for example after a collective sale.

Why do investors watch the pipeline?

A large pipeline means many homes will be completed in the coming years, which can add to vacancy and competition for tenants and buyers when they reach TOP.

Does the pipeline include HDB flats?

No. URA's private housing pipeline covers private homes and ECs, not HDB flats.
