Price per Square Foot (PSF)

What is PSF (Price per Square Foot)?

Price per square foot (PSF) is a property's price divided by its area in square feet. It lets you compare homes of different sizes. URA calculates it on strata floor area for apartments, condos and other strata units, and on land area for detached, semi-detached and terrace houses. The total price is often called the quantum.

Key facts

Formula
Price ÷ area in square feet
Area used for condos and strata units
Strata floor area
Area used for detached, semi-detached and terrace houses
Land area
Conversion
1 square metre = 10.764 square feet
Quantum
The total price, as opposed to the price per square foot

How PSF works

PSF puts homes of different sizes on the same footing. Two condos priced at $1.2 million and $1.8 million aren’t comparable until you know their sizes.

HomePrice (quantum)AreaPSF
A$1,200,000700 sq ft$1,714
B$1,800,0001,200 sq ft$1,500

Home B costs more in total but less per square foot.

Converting square metres

URA and many official documents use square metres. To convert:

  • Square metres to square feet: multiply by 10.764.
  • Price per square metre to PSF: divide by 10.764.

Example

A 90 square metre condo sells for $1,650,000.

StepCalculationResult
Area in square feet90 × 10.764968.8 sq ft
PSF$1,650,000 ÷ 968.8$1,703 psf
Price per square metre$1,650,000 ÷ 90$18,333 psm

Common mistakes

  • Comparing landed PSF with condo PSF. Landed homes in URA’s data are often measured on land area, not floor area.
  • Using PSF alone. A low PSF can reflect a short remaining lease, an old building or a less convenient location. See lease decay.
  • Mixing up the units. Check whether a figure is per square foot or per square metre.

Frequently asked questions

What is the difference between PSF and quantum?

Quantum is the total price you pay. PSF is that price divided by the area. A smaller unit can have a lower quantum but a higher PSF than a bigger unit in the same project.

Is PSF calculated the same way for landed homes?

No. For detached, semi-detached and terrace houses, URA's median PSF is based on land area. For strata-subdivided homes, including cluster housing and townhouses, it is based on strata floor area.

Should I compare PSF across districts?

With care. PSF varies with location, tenure, age and unit size. Compare similar homes in the same market segment first.
