Example

A single citizen aged 36, earning $4,000 a month, buys a 4-room resale Standard flat on her own. She can get the $40,000 Singles Grant and, depending on her income, an EHG (Singles). If the flat is within 4 km of her parents, she can add a $10,000 Proximity Housing Grant.

Common mistakes

  • Applying for a BTO flat bigger than 2-room. Singles buying new flats alone are limited to 2-room Flexi.
  • Buying a resale Prime flat bigger than 2-room. Not allowed for singles.
  • Assuming resale flats have no income limit. Grants and HDB loans still have income ceilings, even when the flat itself doesn’t.

Frequently asked questions

Can two singles buy a flat together?

Yes. Singles can buy with other first-timer single citizens. Up to two singles can each get a Singles Grant and an EHG (Singles), for a total of up to $80,000 and $120,000 respectively for a 2- to 4-room resale flat.

Can a single take an HDB loan?

Yes, if eligible. For singles buying under the SSC Scheme, the income ceiling for an HDB loan is $8,000 a month.

What if I'm a single aged 55 or above?

Seniors can also look at short-lease 2-room Flexi flats and Community Care Apartments, which have their own rules.
