CPF Housing Grant

How the CPF Housing Grant works

The grant rewards first-timers who buy a resale flat on the open market. HDB checks eligibility through your HFE letter, then pays the grant into the CPF Ordinary Accounts of the eligible core members.

Household2- to 4-room resale flat5-room or bigger
First-timer citizen couple (SC/SC)$80,000$50,000
First-timer citizen and PR (SC/SPR)$70,000$40,000
First-timer and second-timer couple$40,000$25,000
Single citizen (Singles Grant)$40,000$25,000

You need to be at least 21, a Singapore citizen with at least one other citizen or PR in the household, within the income ceiling, and not own private residential property or have sold one in the past 30 months.

Example

A first-timer citizen couple earning $7,000 a month buy a 4-room resale flat within 4 km of their parents’ home.

GrantAmount
CPF Housing Grant (Family Grant)$80,000
Enhanced CPF Housing Grant, at $6,501 to $7,000 income$30,000
Proximity Housing Grant, living near parents$20,000
Total grants$130,000

Common mistakes

  • Buying a 5-room flat without checking the amounts. The grant is lower for 5-room and bigger flats.
  • Selling private property too recently. You must not have disposed of private residential property in the 30 months before your HFE letter application.
  • Missing the Top-Up Grant window. Apply within 6 months of marrying.

Frequently asked questions

Can I get the CPF Housing Grant for a BTO flat?

No. This grant is for resale flats. BTO buyers can get the Enhanced CPF Housing Grant instead, and the BTO price already includes a market discount.

Can I combine it with other grants?

Yes. First-timer families buying a resale flat may also get the Enhanced CPF Housing Grant (Families) and the Proximity Housing Grant, if they meet the conditions.

What is the Top-Up Grant?

If you received a Singles Grant or bought a 2-room Flexi flat as a single and later marry a citizen or PR, you can apply for a Top-Up Grant within 6 months of your marriage. It covers the difference between the Family Grant and your Singles Grant, or $15,000 if you bought a 2-room Flexi flat.
